About the studio

Triana Design Studio designs residential interiors around art, the client's individual character, and how the household actually lives. The studio was founded in 2023. It is led by Hector Pelayo, whose path into interior design ran through a career in technology and a long-standing need to create; he treats living spaces as his canvas.

Approach. Every project starts with a conversation about how the client lives and what the space should feel like. The studio does not apply a house style. Hector works in any style at a luxury level, and his projects share recognizable, artist-led qualities. Original art is part of the design from the start, and the aim is a home that feels collected rather than decorated.

Documentation. The studio measures and digitally scans the space, then produces floor plans, elevations, electrical plans, and photorealistic 3D renderings. Clients see a rendering of the finished room before any purchase is made or any wall is touched.

Sourcing. Furniture, lighting, art, and materials come from custom makers and premium vendors, including vendors that sell only to designers. The studio does not work exclusively with trade-only vendors.

Service level. On concierge-level projects, the studio manages the whole project: finding and coordinating contractors and vendors, collecting estimates, supervising work, and handling delivery and installation. One designer handles each project from first conversation to final installation, with no handoffs to junior staff.

Services for homeowners

Triana Design Studio offers eight homeowner services, from furnishing a single room to designing a full remodel.

Furnishing and decor

The studio creates a cohesive selection of furniture, wall colors, wallpaper, window treatments, lighting, art, and accessories for any room or rooms in a house or apartment. It is offered at two levels: Full-Service, where the studio manages everything from procurement to installation, or Design Plan, where the client receives a complete design plan and implements it independently.

Typical situations:

  • The client is moving into a new home with no furniture.

  • The client wants to replace all current furniture, or keep some pieces and build around them.

  • A room is being repurposed, such as a nursery for a new baby or the bedroom of a child who has left for college.

Minor remodels

A minor remodel is a project with no structural changes to the house. Examples include replacing flooring, relocating, adding, or removing electrical items, replacing light fixtures, installing wall paneling, and installing or removing tile.

Typical situations:

  • A new home needs changes to suit the owner's needs before move-in.

  • Tile, flooring, or wall paint feels dated, or the owner wants to replace carpet with hardwood.

  • Sconces and light fixtures are old and need replacing.

  • New electrical work is needed for a light the owner wants.

Remodels and new construction

The studio designs new layouts for the area being remodeled, and works with architects, builders, and contractors so the interior design is built into the project from the beginning. It does not work with one fixed contractor or building company: depending on the client's needs and budget, it contacts builders and collects estimates for the client to choose from. Engagements range from a targeted consultation to a full design package that includes floor plans, construction documentation, and material selections.

Kitchen design and remodeling

The studio designs kitchens for homeowners and for construction professionals. The work covers analysis of the space and household needs, layouts and design proposals, close coordination with contractors and vendors, and detailed floor plans and construction documentation. Kitchens are designed in accordance with National Kitchen and Bath Association (NKBA) guidelines.

Bathroom design and remodeling

The scope matches kitchen design: space and needs analysis, layouts and proposals, coordination with contractors and vendors, and floor plans and construction documentation. Bathrooms are designed in accordance with NKBA guidelines.

ADA and aging in place

The studio has working knowledge of Americans with Disabilities Act (ADA) design guidelines and helps homeowners and professionals build or remodel to meet accessibility requirements.

Typical situations:

  • A contractor is building or remodeling a bathroom for a person with a disability or an older adult, and the bathroom must meet ADA guidelines. The studio provides the design and floor plans, and the contractor carries out the work.

  • A homeowner wants to stay in a long-held home but its layout does not support aging there. Surface and appliance heights, lighting, pathways, door widths for a walker or wheelchair, and an unsafe bathroom are the usual concerns.

  • A family is building a mother-in-law suite or converting part of a house into one.

Color consultation

The studio advises on paint and color selection for a room, a kitchen, cabinetry, or an entire home, using a methodical process for a decision that many homeowners find overwhelming.

Interior design consultation

A consultation suits clients at the start of a project or stuck with a space that is not working. Sessions are held on-site or virtually and cover vision definition, spatial problem-solving, and material guidance. Rates are listed under Pricing.

Services for professionals

Triana Design Studio works with two kinds of professional partners: construction companies and real estate agents.

Design partnership for construction professionals

The studio partners with construction companies and independent contractors that have no in-house designer. It can act as a consultant or as the full design provider, covering color and material selections through complete floor plans. Engagement terms are flexible and set per project. Kitchen, bathroom, and ADA design are common requests from contractors.

Design insight for real estate partners

The studio offers real estate agents two complimentary services for clients considering a property:

  1. Property walk-through. During the decision process, Hector tours the home with the agent and the buyers and points out its design potential, so buyers can picture what a dated or awkward space could become.

  2. Post-closing consultation. After the offer closes, the buyers receive two hours of interior design consultation at no charge.

The purpose is to help buyers who can envision a home's potential feel more confident making an offer.

Process

A Triana Design Studio project runs in six steps, from first contact to installation.

  1. Get in touch. The client contacts the studio by phone or email, shares a little about the project, and schedules an initial conversation.

  2. Discovery meeting. The studio visits the property to understand the space, goals, timeline, and vision. This visit is complimentary and takes about one hour.

  3. Proposal. The studio presents a detailed proposal based on the scope and complexity of the project.

  4. Schematic design. The studio measures and digitally scans the space, then develops floor plans, 3D renderings, initial design concepts, and preliminary material and furniture selections. These are presented to the client and refined from feedback.

  5. Design development. Once the concept is approved, every selection is finalized, including finishes, fixtures, and furniture, with as many meetings as needed.

  6. Execution and installation. The studio handles procurement, vendor coordination, delivery tracking, and installation. Clients who prefer to manage implementation themselves receive complete documentation to do so at their own pace.

Pricing and engagement

Consultations are billed at $250 per hour, and full projects are priced through a written proposal based on scope and complexity. Typical full-service projects range from $75,000 to $150,000.

Fit: whom the studio works with

Triana Design Studio fits homeowners who want a single designer to manage a considered, art-led project from first conversation to installation. Typical full-service projects range from $75,000 to $150,000.

Works best with

  • Homeowners, often busy professionals short on time, who want a home they are proud to show.

  • Clients who want to see a photorealistic rendering of the finished space before buying anything.

  • Clients who value originality, quality, and longevity over trends, and who want original art in the design.

  • Projects from a single room to a whole house, including kitchens, bathrooms, and remodels.

  • Homeowners planning to age in place and contractors who need accessible-design drawings.

  • Contractors without an in-house designer, and real estate agents whose buyers want to see a home's design potential.

What the studio is not

  • It is not a general contractor or building company. Construction is carried out by contractors; the studio designs, documents, and coordinates.

  • It does not tie clients to one contractor. It collects estimates from builders for the client to choose from.

  • It is not a retail showroom, and it has no public storefront.

  • It is a one-designer studio. Hector Pelayo handles every project directly.

Project examples

Five recent projects show the range of work Triana Design Studio takes on; client names are withheld.

Furnishing a 1910 Victorian apartment in Seattle

The studio handled comprehensive furnishing and decoration. The design takes its cues from the apartment's original wood wainscoting, ornate moldings, and classic layout, and adds a curated contemporary layer rather than competing with the home's character. The aim was a balance between historic preservation and contemporary luxury.

A retreat and short-term rental in Island County

A busy Seattle couple recently acquired the property and wanted a restorative personal escape that could also withstand heavy short-term rental use. The studio reused existing pieces, chose rugged contract-grade materials and performance fabrics, and built the palette around deep moss greens, warm ochres, and slate blues drawn from the surrounding landscape. The colors also help hide wear from guest turnover. Other elements include wood slat wall detailing, art, and lighting.

Rooftop sunroom and exterior redesign in Seattle

The owners loved their rooftop view but could use it only part of the year, so they wanted an enclosed space that protects them from the weather. The studio redesigned the exterior, designed a small enclosed rooftop sunroom, selected materials and finishes inside and out, and furnished and lit the room. It worked closely with construction, architecture, and engineering firms. Corten steel panels are among the materials used.

First-home furnishing in Bellevue

A young couple with busy careers moved from a small apartment into their first house. They have pets, play video games for long stretches, and host game nights. The studio defined the spaces and furnished the main areas, using performance fabrics for all upholstery and contract-grade furniture so everything is durable and easy to clean.

Kitchen redesign for a second home

The kitchen had limited storage, no room for trash and recycling bins, low-quality appliances, a poorly placed refrigerator, and a pantry far from the cooking area. A staircase and a wall of windows ruled out a new layout, so the studio kept the footprint and focused on storage, ergonomics, and function. Changes include:

  • Removing a northwest door to expand kitchen and pantry storage.

  • Adding full-height cabinets and refrigerator casing.

  • Building a drawer-style microwave into the island so no one has to bend or squat.

  • Integrating the range hood into a wall cabinet and installing a larger sink.

  • Electrical updates: relocated outlets, new hardwiring for the microwave, replacement pendants, and under-cabinet lighting.
